Modon Holding and Montage Hotels & Resorts announced the project on 18 May 2026, presenting it as the first set of branded homes for sale in the new city of Ras El Hekma. Montage says no further phases are planned, so the number stays at 96. The villas have three to six bedrooms and face the sea; some also look across the Yemm Links championship golf course. Montage lists the residences as under development.
Floor areas and finishing specifications have not been published.
Living Next to the Resort
The Montage resort will have 200 rooms and suites, swimmable lagoons on the beach, a Spa Montage with 13 treatment rooms and six places to eat, plus shops, family activities and event lawns. Owners get their own clubhouse. Modon's amenity list for the villas adds private beach access, pools, a fitness centre, a children's club, concierge, marina access, a waterfront promenade, round-the-clock security and property management.
Wadi Yemm and Ras El Hekma
Wadi Yemm is the first of 17 planned precincts in Ras El Hekma to move into delivery. Besides homes, it will hold the Ras El Hekma Lighthouse and an open-air amphitheatre for up to 10,000 people. The wider city is a USD 35 billion plan over 170.8 million m², with a new international airport linked to high-speed rail, marinas and a cruise terminal. Trio also lists Yemm Boulevard, an apartment project by Modon in the same precinct.
Buying a Villa
Modon has not put prices or a payment plan online for Montage Residences, and its page asks buyers to register their interest. Figures on listing sites do not come from Modon. If you want the current price sheet, Trio Homes will request it from Modon's sales team for you.
