O Riva 6th of October is an upcoming phase that Orascom Development is preparing inside O West, its town in 6th of October City. Orascom has not published unit sizes, prices or a delivery date yet, so this page sets out what is already known about O West and will be updated once the official O Riva details are out.
Overview
The O Riva name appeared in October 2026 among the new launches in O West. The town covers about 1,000 feddans, roughly 4.2 million m². Orascom modelled it on El Gouna and split it into neighbourhoods with their own home types and architecture, such as O Views, Parkside, Club Yard, Green Valley and Spring Valley. The first homes, in Whyt and Tulwa, were handed over in early 2023.
Location
O West is in 6th of October City, close to Juhayna Square, Mall of Egypt and the Grand Egyptian Museum. Orascom puts it about 40 minutes west of downtown Cairo. Where O Riva will sit inside the town hasn't been shown yet.

Orascom hasn't said which home types O Riva will include or how big they will be. We'll list them here when the developer releases the plans.
Payment Plan
There is no official price list or payment plan for O Riva at this stage, and no handover date. We only publish prices that come from Orascom itself.
Amenities
Phase 1 of the O West Sports Club opened in October 2026. The club covers 26 feddans over two phases, 17 for the first and 9 for the second, and is run by Blue Ribbon. The first phase has a running track, 8 squash courts, 5 padel courts, 2 basketball courts, an Olympic-size pool, two 25 m pools (one indoor, one outdoor), a children's pool, 5-a-side and 11-a-side football pitches and an outdoor gym area. The club also has TRAX, a building for children's movement and sports skills from age 3. Outside the club, Orascom's plan for the town includes schools, medical and commercial areas and a business district. The landscape was designed by EDSA.
Developer
Orascom Development builds integrated towns. In Egypt it developed El Gouna, Makadi Heights and Taba Heights, and in Switzerland it is behind Andermatt. O West is its project in West Cairo, with architecture by local firms including Ayman Arafa Designs, Nara Studios and Schaduf.
