Citystars Park St. New Cairo is a large mixed-use project by Sky Innovo Developments on the Ring Road, at the entrance of New Cairo. The part on sale today is its first phase, Park St. Signature: administrative offices run on a hotel-style service model, with Presidential Offices on the top floor.

Overview

Sky Innovo announced the project in April 2026 with the Citystars and Park St. brands and puts its total development value above EGP 100 billion. The land measures 140,000 m², with about 560,000 m² of built-up area, and roughly 135,000 m² of that is offices. The rest of the plan adds a retail and dining area of about 35,000 m², a Fairmont hotel with Fairmont-managed residences, and parking for around 5,000 cars. The developer's stated idea is to bring the walkable street life of old Zamalek to New Cairo.

Location

The site has a 1.2 km frontage directly on the Ring Road where it meets New Cairo, so it is reached straight from Cairo's main ring. The developer puts Cairo International Airport about 20 minutes away. Inside, private access roads lead to a drop-off plaza in front of the office building.

Unit Types

Park St. Signature has two kinds of office space:

• Administrative offices in a range of sizes, with flexible offices, coworking areas and meeting pods inside the building
• Presidential Offices on the top floors, with separate lifts, private terraces and 360-degree views

Park St. manages the building in a way Sky Innovo describes as a first in Egypt: 24/7 concierge and reception, valet parking, mail handling, office cleaning on demand, maintenance and IT support. Office sizes haven't been published, and we can share what is currently available if you contact us.

Payment Plan

Sky Innovo has not published prices or an official payment plan for Park St. Signature. Handover of the offices is expected to begin in 2029. Our team requests the current price list and terms from the developer for each enquiry.

Amenities

People working in Park St. Signature get a gym with yoga, pilates and indoor cycling studios, a spa area with steam rooms and saunas, and a rooftop with lounges and an open-air amphitheatre. Around the buildings there are swimming pools, padel and tennis courts, jogging tracks, green walkways, restaurants and cafés, and spaces for exhibitions and events. The office area is designed to meet LEED Silver requirements.

Sky Innovo Developments is a joint venture between Sky Investments Holding and Innovo Group. Sky Investments is a family-owned group founded in 1997, with businesses in energy, logistics, real estate and tourism. Innovo is a construction and development group that works on four continents. The partnership's first project is Park St. Edition in New Cairo, financed with a syndicated loan led by Banque Misr and the National Bank of Egypt.
