Description
LIVYN El Shorouk is a low-rise apartment compound by Nakheel Developments, set directly on El Suez Road. It covers 19.5 feddans, and every building is a ground floor plus four upper floors.
Overview
Nakheel launched LIVYN at the end of March 2026 as part of its move into East Cairo. The plan goes beyond housing: there are two gates, a block of hotel apartments, a commercial hub, a medical hub, a pre-school and nursery, and a clubhouse with a swimming pool. Gardens and water features fill the space between the buildings. The architecture and master plan come from DCI+, the consultancy architect Waleed Morsy founded in 2003.
Location
The compound fronts El Suez Road inside El Shorouk City. Nakheel's figures put Madinaty about 5 minutes away, the New Administrative Capital and Cairo International Airport about 15 minutes each, and New Cairo about 20 minutes.
Unit Types
Apartments run from 77 m² to 196 m², and ground-floor units in every building type come with a private garden of 25 to 55 m². The brochure lists:
- One-bedroom apartments of 77 m²
- Two-bedroom apartments of 120 m², or 136 m² on the ground floor with a garden
- Three-bedroom apartments of 148 m²
- Grand Phase units: three bedrooms at 160 or 162 m², and four bedrooms with a maid's room at 196 m²

Nakheel's launch factsheet starts at EGP 2,695,000 for a one-bedroom apartment, EGP 4,200,000 for two bedrooms and EGP 5,180,000 for three. Amenities
Inside the gates you'll find the clubhouse and pool, a gym and wellness centre, bike lanes, a children's play area and outdoor seating and dining spaces. The practical side is covered too: underground parking, EV charging, Wi-Fi across the compound, and security and fire safety systems.
Developer
Nakheel Developments built its record in the United Arab Emirates, where it says it set up, completed and managed more than 20 residential compounds over 15 years, among them Al Mehery, Al Mansoury and Al Zaabi. In Egypt it started with mixed-use towers in the New Administrative Capital, including Double Two Tower. LIVYN is the company's step into East Cairo.
