The Hillage Sheikh Zayed

Madaar Developments launched The Hillage Sheikh Zayed in April 2026 on a 100-feddan plot in Old Sheikh Zayed that links the city centre with the Cairo-Alexandria Desert Road. About 1,000 homes are planned, from apartments and serviced apartments to townhouses, twin houses and standalone villas.

Overview

Madaar planned the project around a five-minute walk. Shops, sports facilities, entertainment and business services all sit inside the boundary, close enough for residents to reach on foot. The company says 86% of the land is green space and open areas without cars, and its launch brochure puts the building footprint at only 11%. The ground is stepped, so many homes get open views across the landscape. Demand came quickly: on 24 May 2026 Madaar announced that phases one and two had sold out. It plans to finish the whole project within four years.

Location

The Hillage is in Old Sheikh Zayed, with access to the Desert Road. Madaar's launch brochure gives these drive times: Smart Village about 5 minutes, Downtown Zayed and Sphinx International Airport about 10, Arkan Plaza about 15, the Grand Egyptian Museum about 20 and Downtown Cairo about 30.

Payment Plan

The launch brochure sets the plan at 5% down and the rest in installments over 10 years. Madaar has not published prices, and they have changed from one release to the next, so the Trio Homes team confirms the current figure and plan with Madaar before you book.

Amenities

The sports and social club takes about 10 feddans. On the masterplan it includes sports courts, a clubhouse, a multipurpose building, a squash centre, an Olympic pool and a mosque. A commercial zone of about 12 feddans holds shops and offices, and roughly 50 feddans are given to landscaping.

Developer

Madaar Developments was founded in 2015 as part of SUNRISE Resorts & Hotels. Its best-known projects are Azha Ain Sokhna and Azha Ras El Hekma on the coast. The company moved into West Cairo with Kinz New Zayed in 2025 and added The Hillage in 2026.
