Amara Residence New Cairo

On North 90th Street in the Fifth Settlement, New Plan Developments is building Amara Residence New Cairo, a compound of 27 buildings and about 600 fully finished homes on 27 acres. Homes range from two-bedroom apartments to AltoCasa duplexes and triplexes with their own pools.

Overview

Most of the land stays open. New Plan gives 82% of the site to gardens, green areas and water, so the buildings cover only about 18%. A lake runs through the project and many units look out over it, while parking is placed underground. Twenty of the buildings hold apartments, and the other seven hold the AltoCasa and triplex homes. New Plan launched Amara in November 2023 and said at the time that 100 units, about 17% of the total, had been contracted before the launch event.

Location

The compound sits directly on North 90th Street. By the project's own figures, Maxim Mall is about a minute away, the American University in Cairo about 3 minutes, Cairo Festival City about 10 minutes and the New Administrative Capital about 15 minutes. It suits buyers who work or study around AUC, or who drive to the New Capital every day.

All homes are handed over fully finished. The mix includes:

Payment Plan

When Amara launched, New Plan offered installments of up to 8 years. Current listings on Nawy show 5% down with the balance over 10 years. The developer has no public price list at the moment, and our team checks the live price and plan with New Plan before any reservation.

Amenities

A clubhouse is the main social space. Around it there are the lake, a jogging track of about 1.2 km, cycling paths, sports courts and children's play areas. New Plan also planned a commercial centre with restaurants and international brands, a health club, and areas for spa and meditation.

Developer

New Plan Developments is an Egyptian-Saudi company that began its projects in 2018. Most of its portfolio is in the New Administrative Capital: the Eleven office mall in the business district, the Serrano, Atika and Talah compounds in R7, and the Tonino Lamborghini branded residences. Outside Cairo it built Éclat in Port Said. Amara is the company's New Cairo project.
