YOUD Al Bahr Ras El Hekma

YOUD Al Bahr Ras El Hekma is the beachfront phase of YOUD, the resort Al Ahly Sabbour is building at Km 187 on the North Coast. It is made up of one and two bedroom chalets on the first row, each planned to look out over both the sea and the lagoon.

The Phase

Al Ahly Sabbour launched Al Bahr in August 2026 as the newest part of YOUD. The company calls the idea "Double View": the chalets sit in low buildings of ground plus three floors, between the beach and the lagoon. Front-row homes on this coast are usually standalone villas, and the developer says it wanted to open the first row to buyers looking for a smaller unit.

Chalet Sizes

Units range from 35 to 86 m², with one or two bedrooms. Al Ahly Sabbour has not yet published the number of chalets, the floor plans or the handover date for this phase.

Hotel Services and Renting

Al Bahr chalets come with hotel-style services and professional property management. Al Ahly Sabbour presents this as a way to take the day-to-day running off the owner's hands and to support rental income when the owner is not using the chalet.

Inside YOUD

YOUD covers 164 feddans with 1,050 metres of beach. The plot is shaped like an inverted triangle, with its widest side on the sea, and the land rises in levels. According to Al Ahly Sabbour, about 87% of the homes have a direct sea view, close to 50 feddans of beachfront are left open with no building, and only 12% of the whole site is built on. The resort mixes chalets, beach houses, twin houses and standalone villas with a hotel, a commercial area, a dining hub, pools and lagoons. Cairo is about three hours away and Marsa Matrouh about one.

Delivery So Far

At the Al Bahr launch the company said about 600 homes in YOUD had already been handed over and more than 700 were under construction, with over 50 families moving in during August 2026, about three years ahead of the original schedule.

Prices and the Launch Offer

There is no Al Bahr price list on Al Ahly Sabbour's website yet. At launch the company ran a seasonal campaign called "Your Down Payment is Your Discount", in which the discount matched the down payment up to 50% of the unit price, and it also offered a small number of ready chalets in other parts of YOUD.
