Description
Gradia Mall El Shorouk is a commercial, medical and administrative mall by Al Boroj for Construction & Development, set directly on El Horreya Axis in El Shorouk City. Its floors step back as they rise, so every level gets an outdoor terrace in front of its units. Shops start from 25 m², and offices and clinics from 30 m².
Overview
Al Boroj officially launched Gradia Mall on 4 March 2026, at a Ramadan suhoor it held for its brokers and partners. The building has a ground floor and four upper floors, plus a lower level with more shops and a garage for 111 cars, and the developer gives the mall an area of 5,300 m². The name comes from that graded design: each floor sits back from the one below it. Al Boroj also uses what it calls a double-face layout, so every unit can be seen from inside the mall, and all units look onto an open plaza. Criteria Design Group, led by architect Hesham Helal, did the design, Kelma Development Consulting advises on the development side, and Voice of FM is named as the mall's manager and operator.
Location
The mall sits directly on El Horreya Axis and serves the apartment-building area and the Second and Third East districts of El Shorouk. The developer puts it 5 minutes from the Suez Road, 15 minutes from Madinaty and 30 minutes from the Fifth Settlement, and says it serves more than 400,000 residents and over 50,000 university students. There is no published map pin yet, so ask us for the exact plot before you go to see it.
Unit Types
The planned tenant mix falls into five groups:
- Retail: fashion and shoes, electronics, cosmetics, perfume and accessories, with shops from 25 m²
- Food and drink: restaurants, cafés, dessert and juice shops, and a food court
- Medical: clinics and medical centres from 30 m²
- Administrative: offices, company headquarters and coworking space from 30 m²
- Services: a pharmacy, a men's and women's gym with its own entrance, and beauty salons for women, men and children
The floor plans in the brochure put shops and restaurants on the ground and first floors, with offices and clinics on the second to fourth floors.
Payment Plan
Al Boroj offers a down payment from 5% and instalments of up to 8 years, according to its brochure and project page. It has not published an official price list or a delivery date, so we check current prices and available units with the developer before you reserve.
Amenities
Visitors move between floors by escalators and lifts, and parking is in secured basement garages with CCTV and on-site security. The open plaza in the middle is meant for gatherings and events, surrounded by restaurants and cafés, with water features and a kids' play area. Day-to-day needs are covered by a supermarket, a pharmacy and a gym.
