Overview

Al Waheed launched ZAHA in July 2026 and set aside more than 75% of the land for landscaping and open space. The residential buildings stay low, a ground floor plus five upper floors. According to the architects, ADC, about 80% of the apartments face either the gardens or the main roads, and the blocks were arranged so that no unit looks onto the boundary wall. Alongside the homes, the plan has retail and office space, medical clinics and a hotel component.

Location

The site is in the part of the city the developer calls Downtown October, right on Al Wahat Road and across from MSA University. Al Waheed gives these drive times: about 3 minutes to the 26th of July Corridor, 5 minutes to Mall of Egypt and 10 minutes to Mall of Arabia. Schools, universities, hospitals and shopping areas are all close by.

ZAHA is an apartment project. Units range from 60 to 175 m², which covers everything from a small first home to a large family apartment. The developer hasn't released the bedroom count for each size yet. Ask us for the layouts that are currently available.

Payment Plan

At the launch, Al Waheed's commercial team announced plans that start with zero down payment and spread installments over up to 10 years. There is no official price list online. Terms can change from one release to the next, so before you reserve we check the current price and plan directly with the developer.

Amenities

A clubhouse is the centre of the shared facilities, with swimming pools, a gym, children's play areas, and walking and jogging tracks running through the landscaped courtyards. Cars go to an underground car park. Al Waheed is also adding smart building systems through a technology partner: digital property management, a residents' mobile app and electric vehicle charging points.

Developer

Al Waheed Developments works in Egypt and Saudi Arabia and has residential, commercial, hospitality and medical projects behind it, including developments in Riyadh, Jeddah, Dammam and the Eastern Province. In Egypt it is building Vivid Mall on the Boulevard Axis near Waslet Dahshur in Sheikh Zayed, together with Qatar's Al Hajery Group. The company says 6th of October and Sheikh Zayed are where it plans to keep growing, and ZAHA is its newest residential launch.
