Vallis is the new Sixth Settlement project by Sky Abu Dhabi Developments, set on 75 feddans directly on the Middle Ring Road. The plan is built around a central green valley, and most of the land stays open: buildings cover only about 16.5% of the site.

Overview

Sky Abu Dhabi announced Vallis in April 2026 together with its partner Summit Estates. It is a mixed use community, with 80% of the land for homes and 20% for shops and services, and between 1,800 and 1,850 residences in total. A clubhouse sits at the centre of community life, and buildings rise to different heights so homes get different views over the gardens and water features.

Location

The site faces the Middle Ring Road in the heart of the Sixth Settlement, close to Ain Sokhna Road and South 90th Street. That puts it between New Cairo, Mostakbal City and the New Administrative Capital.
