Pine Lanes New Sheikh Zayed is a neighbourhood of villas and townhouses inside Hills of One, the People & Places community across from Sphinx International Airport. Homes range from 129 to 293 m² and line streets planted with pine trees, close to the community's Lakeside Club.

Overview

People & Places designed Pine Lanes through its in-house Design Lab together with TOO Design Boutique, which handled the master plan, the architecture and the interiors. The style is urban and minimal. Expect double-height entrances and living rooms, corner windows, planted courtyards and two kitchens in one home, an open one and a closed one. Hills of One itself spreads over 168 acres of hilly land with lakes, and most of its homes are single storey, so the skyline stays low.

Location

Hills of One is in Sphinx City, New Zayed, on the Cairo-Alexandria Desert Road and directly opposite Sphinx International Airport. The developer says it is easy to reach from the main roads and close to the Grand Egyptian Museum.

Unit Types

The developer's brochure lists four kinds of home:

• The Pinehouse (Grand Pine): three bedrooms plus a 60 m² senior suite on a mezzanine, 182 m² in total
• Pine Nest townhouses: a 212 m² corner unit with a 53 m² terrace, and a 144 m² middle unit, both with three bedrooms
• Pineview Garden Villas: three bedrooms, 150 or 151 m², each with its own garden
• Pineview Upper Villas: a two-bedroom unit of 129 m², and a three-bedroom unit of 293 m² that includes a 132 m² roof terrace

Every type has a staff room with its own bathroom. On finishing, the brochure lists porcelain and ceramic floors, HDF in the bedrooms and coated aluminium windows. Kitchen cabinets, air conditioners and water heaters are left to the buyer.

Payment Plan

People & Places hasn't put Pine Lanes prices or a payment plan on its website. There is no handover date for this neighbourhood either. For Hills of One as a whole, the company has said the first homes will be delivered in 2028.

Amenities

Residents share the Hills of One facilities. The Lakeside Club is run by Campbell Gray Hospitality, with a gym managed by LA7 and a floating lap pool. Sphinx Plaza holds shops and restaurants, a music and entertainment hub, an international boutique hotel and office buildings. A landscaped boulevard and a triathlon track link the club with the rest of the community.

Developer

People & Places was founded in early 2022 by Khaled El Assal, Mohamed Khaled El Assal, Karim Khaled El Assal and Nabil Amasha. It holds a land bank of more than 2 million m², and its main projects are Hills of One in Sphinx City and The Med in Ras El Hekma.
