Kinz New Zayed is Madaar Developments' first community in West Cairo, a 200-feddan project on the Cairo-Alexandria Desert Road, right across from Sphinx International Airport. Around 1,500 homes, a mix of apartments, twin houses, townhouses and villas, are planned around a 65-feddan central park.

Overview

The park sets the plan for everything else. Only 12% of the land is built on, and most homes face the green space, which is closed to cars and laid out with lakes, cycling and jogging tracks, play areas and a dog park. The homes are grouped into villages, and the first two released are Lilac and Valerie. Madaar launched Kinz in June 2025 and said the first phase would be handed over within four years.

Location

The site is in New Zayed on the Desert Road. Madaar puts Sphinx International Airport about 5 minutes away, Downtown Zayed about 15 minutes and the Grand Egyptian Museum about 25. It suits buyers who work in Sheikh Zayed or fly often through Sphinx.

Prices start from EGP 9 million, with 5% down and installments over 10 years, according to Madaar's project page. Figures change with each release, so the Trio Homes team will check the latest price before you book.

Amenities

Apart from the park, Kinz has a lake clubhouse with leisure and wellness facilities, a commercial hub of about 20,000 m² for shops and restaurants, sports courts, a social café and a mosque. Madaar also plans a five-star hotel run by an international operator, with serviced apartments, plus sports and social clubs. Vineyard-style planting is used in parts of the landscape.

Developer

Madaar Developments was set up in 2015 alongside Sunrise Group, the hotel company. It is best known for Azha Ain Sokhna and Azha Ras El Hekma on the coast. Kinz is its first project in West Cairo, and it later added The Hillage in Sheikh Zayed.
