ION Smart Residence New Capital

ION Smart Residence New Capital is the first residential compound by Prime Developments in the New Administrative Capital, right in the middle of the R8 district. Its selling point is the technology underneath: the whole compound runs on smart systems set up with Telecom Egypt (WE), from the gates to the sensors that monitor security and services.

Overview

Prime launched ION in November 2023 and the project is now under construction. Only 18% of the land is built on. The remaining 82% goes to gardens and green space, so the buildings sit well apart. Apartments are delivered fully finished with smart-home systems already in place. Moharram Bakhoum is the project's general consultant, and Memar Group is the engineering consultant.

Location

The compound has frontage on three main roads, two of them 60 metres wide and one 40 metres, and it faces R8's hotel zone, the commercial and services area and the Central Park. Prime's brochure puts the Green River about 2 minutes away and the Diplomatic District and the Culture and Science City about 3. The Cathedral of the Nativity is around 4 minutes, the Government District and Al Masa Hotel about 5, and New Capital International Airport about 10. Payment Plan

At launch, Prime announced a 10% down payment with the rest paid in equal installments over up to 10 years. It has run limited-time offers since then, so the plan available now may be different. Amenities

The clubhouse covers 2,250 m². Around it you'll find a spa and fitness centre, sports courts, jogging and cycling lanes and water features running through the gardens. For children there's the Kids Valley play area and a nursery. The compound also has a commercial hub, EV charging, yoga and relaxation spaces, and facilities designed for people with special needs.

The smart side is what Prime puts first. Entry is controlled automatically through electronic gates, with CCTV, a video intercom and Wi-Fi across the compound. Lighting responds to motion, emergencies and maintenance requests go through a dedicated system, and the smart garages connect directly to the apartment lifts. Energy use, waste and irrigation are managed by smart systems too.

Developer

Prime Developments is led by its founder and chairman, Ishak Anwar, who earlier set up Creative International, an engineering, finishing and contracting company in Kuwait. ION is Prime's first residential project. Its other two New Capital projects are MidTower in Downtown, with commercial and administrative units, and Harmont, a mixed-use tower in the business district.
