Evora Greens Kayan City

Evora Greens Kayan City is the central district of Evora, the apartment community that STM Investment is building inside Kayan City, between New Cairo and the New Administrative Capital. It covers 211 feddans with 161 residential buildings and 4,508 homes, and the services and sports hub for the whole of Evora sits right here.

Overview

Evora is split into three districts, North, Greens and South, with Evora Greens in the middle. That position is the reason to look at it. The mosque, the markets, the nursery and the main sports facilities that serve Evora's 20,020 homes are all in this district, so for residents here they're a short walk away. Between the residential blocks, landscaped walkways connect the buildings to each other and to the hub. STM released the first units at the Kayan City launch on 18 October 2026.

Location

Kayan City lies on the extension of South 90th Street, west of the New Capital. STM's brochure puts New Cairo about 4 minutes away, the American University in Cairo about 10 and the New Capital around 13. Unit Types

The current brochure shows eight apartment layouts:

• A two-bedroom ground-floor apartment of 102 m²
• Three-bedroom ground-floor apartments of 124 m², 131 m² and 145.6 m²
• Three-bedroom typical-floor apartments of 133 m², 133.2 m² and 142.8 m²

Each layout has a reception and dining area, a kitchen and terraces. STM hasn't published other unit sizes for Evora Greens yet.

Payment Plan

Reports from the launch describe a 10% down payment spread over the first three months, followed by installments over up to 9 years. STM hasn't posted the plan or prices on its own website, and it hasn't given a delivery date or finishing level for Evora Greens. The Trio Homes team can confirm the terms on offer when you're ready to book.

Amenities

The Evora Greens hub has a half-Olympic swimming pool, a main football stadium, three five-a-side pitches, two padel courts, a tennis court and two multi-use courts, plus a social building. For daily errands there's a mosque, two commercial markets, 25 retail units and a nursery with six classrooms. The district also has an administrative building, a fire station, a post office and a real-estate registry office.

STM Investment is an Egyptian investment and development group working across real estate, retail, sports, education, technology and hospitality. Its own residential projects include Mayan in New Cairo, Mayan El Shorouk and Eleven on South 90th Street, opposite AUC. It also develops projects with partners such as La Vista and Mountain View.
