Junction Business Park 6th of October is Majid Al Futtaim's first business park in Egypt, built right beside Mall of Egypt on Al Wahat Road. Offices start from 65 m² and sit in eight buildings, with shops, restaurants and a hotel on the same site.

Overview

The project covers about 99,000 m² of built-up area. Majid Al Futtaim plans 440 modular office units, more than 50 retail and food outlets, and a five-star hotel run by 25hours Hotels by Ennismore. Parking is planned at 1,250 spaces with seven drop-off points. The company announced Junction in April 2025 and broke ground on 1 June 2026, starting with EGP 500 million of enabling works out of a total investment of more than EGP 20 billion.

Location

Junction connects directly to Mall of Egypt through a pedestrian link, so you can walk from the office to the mall. Al Wahat Road, the Cairo-Alexandria Desert Road and the Ring Road are all close by. The developer puts the Ring Road, Mehwar Road and the Mall of Egypt Monorail Station about seven minutes away, the Grand Egyptian Museum about 20 minutes, and both Sphinx International Airport and the Pyramids about 25.

Unit Types

Everything for sale here is office space. Units are modular and start at 65 m², which works for a small team and also for a larger company that combines several units. The project website groups the offices under three names:

Payment Plan

Majid Al Futtaim has not released prices, a payment plan or a handover date on its website or in its press releases so far. We will add them to this page once they are official.

Amenities

Junction is targeting LEED Gold certification. The buildings are planned with energy-efficient systems, smart access control, EV charging points and fibre-optic internet, and the developer expects up to 40% lower energy use for air conditioning and waste management. Outside there is a landscaped promenade and rooftops overlooking a central plaza. Inside, the entrance lobbies are double height and there are shared co-working spaces.

Majid Al Futtaim builds shopping malls, communities, retail and leisure projects across the Middle East, Africa and Central Asia, and it is the company behind Mall of Egypt. It has already delivered business parks in Oman and Lebanon. Junction is its first in Egypt.
